Building envelope assessment
Most roofing companies look at the roof and hand you a quote. We inspect the full exterior of your building using advanced tools and physical roof access. Our goal is to deliver a complete condition report, estimates, and a 3 to 5 year maintenance plan with every assessment.
Documentation, photos, and estimates are stored in your client portal for easy reference.
We recommend a full building inspection at least once a year. Twice a year is better.
Roof condition
Current state of the membrane, flashing, seams, and penetrations. We physically get on the roof and document findings with photos and measurements.
Moisture and energy analysis
Thermal imaging is one of the most powerful tools available for finding moisture intrusion and heat loss before they become visible damage. When conditions are right, we can use it to show you exactly where water is sitting in your roof assembly or where your building envelope is losing energy. Not every inspection requires it, but when it applies, the data it produces is hard to argue with.
Siding and exterior walls
Cracks, deterioration, moisture damage, and areas that are losing insulation value.
Gutters and drainage
Clogged drains, failing gutters, and areas where water is pooling or not draining correctly.
Windows
Seal failures, air leaks, and energy loss. Especially important for multifamily properties where tenant utility costs are a factor.
Energy savings
A compromised building envelope can quietly drive up utility costs for years without triggering an obvious leak. We look at areas where insulation may have degraded or where air is moving through the assembly, and flag where addressing those areas could meaningfully reduce energy spend over time.

Our process

The entire process starts with a free consultation, no commitment, no pressure. We come to you.
What sets us apart
We built our commercial division around one idea: the best roofing company is the one that tells you the truth. Here is what that looks like in practice.
Full exterior, not just the roof
We inspect siding, gutters, windows, and insulation value as part of our standard assessment. If something is failing on your building, we aim to catch it early.
Advanced inspection tools
We use the right tool for each job. When conditions allow, thermal imaging helps us identify energy loss and hidden moisture before it becomes a visible problem.
Honest recommendations, not just proposals
Not every roof qualifies for a coating or repair, and we will tell you that plainly. Our goal is to give you every option available and help you choose what is right for your building — not what is most convenient for us. That honesty is how we earned long-term relationships with clients like CHI Health Center Arena.
Free continuing education for your team
We train your facilities managers, maintenance staff, and property management team on what to look for between inspections so they catch small issues early.
Capital planning, not just estimates
We build 3 to 5 year maintenance budgets with projected cost increases to help you plan ahead. We also track manufacturer warranties so coverage gaps are less likely to catch you off guard.
10-year rolling warranties on coatings
Recoat on schedule and you can typically maintain warranty coverage without starting over. Each recoat generally costs less because you are only replacing material that was lost.
